Designed to sell...Any ideas?!!

My best friend, Sue, is trying to sell her house-- they are building a new one that will be ready in a couple months...so she's getting nervous b/c they have had a lot of showings with no bites. It's priced well but there is some wear and tear (carpets, blinds, etc.) Her kitchen is red w/ pine cabinets and her guest bath (small) is chocolate brown. Do you think she should re-paint to more neutral colors? If so.. any suggestions on what colors to go with? I am going to help her stage her house a bit as I have recently been through this successfully but would love to have your opinions too!! Any ideas?

#1 suggestion: Call Russell Rhodes and switch agents. (972)899-5600. It is a good time to list because people move the most in July.

I wouldn't worry about the paint. We have a red kitchen. The carpet might concern me...We replaced ours right before listing with builders' grade nuetral frieze and I think that may have had something to do with it selling in 6 days. The carpet was really inexpensive and made a world of difference! There are a couple of red flags that may cause it to sell slower. Is the master upstairs? Is it only 3 bedroom instead of 4? Does it back up to a road, face a busy street or on a thoroughfare? Also, tell her to use Scotts Turfbuilder on the lawn. It is super easy, inexpensive and literally perks up your lawn within a couple of weeks.

Truth is that the right buyer could come in a day or in a year. Sometimes it just works that way.

I would also go with not changing paint color - we had the exact same as her and as Bonnye - we did put new carpet in and it made a HUGE difference - and we updated the lighting and hardware. Closing tomorrow.
